100 Homes Program
About the Program
The City of Jackson will provide $25,000 in down-payment assistance per home. Applicants are also encouraged to apply for an additional $10,000 of down payment assistance through the Michigan State Housing Development Authority (MSHDA). Through a special partnership with the State of Michigan and State Senator Sue Shink, we are thrilled to announce an additional layer of down payment assistance, available for a LIMITED TIME until funds are gone. Apply TODAY to get this additional benefit:
Households earning 100-120% of the Area Median Income: additional $15,000 ($40,000 total City investment)
Households earning 80-99% of the Area Median Income: additional $20,000 ($45,000 total City investment)
Households earning 0-79% of the Area Median Income: additional $25,000 ($50,000 total City investment)
These additional funds are available for approved applicants on a first-approved, first-served basis. Apply TODAY before these funds are gone and receive UP TO $50,000 in City support for your new home!

About the Homes
A mixture of one and two-story homes will be constructed, matching the overall neighborhood fabric of their locations. Two-story homes will have three (3) bedrooms and one-and-one-half (1.5) bathrooms. One-story homes will have two (2) bedrooms and one-and-one-half (1.5) bathrooms. All homes will also have a detached shed for storage, concrete driveway, full basement, front porch, full kitchen appliance package, and central heat AND air conditioning. Visitable/accessible homes are also available. The sales price of homes in this program is $178,000. This is a pre-negotiated price and will not decrease. Should a buyer elect to include certain builder upgrades (to be determined between the builder and buyer), this price may increase.

How to Apply
- Visit our ONLINE APPLICATION PORTAL, create an account, and complete your application.

- We encourage you to download the complete HOMEBUYER PACKET, which contains step-by-step application instructions and all program materials.
Applicants will FIRST complete all City of Jackson application requirements. Once completed (including the submission of all required documents), applicants will THEN apply for a mortgage with the mortgage lender of their choice. Construction of a participant’s home will begin once they are pre-approved for a mortgage.
All participants in the 100 Homes Program must financially qualify. Households earning less than the amounts shown in Table 1 can qualify for the MSHDA $10,000 down payment assistance. Households earning 120% or less of the area median income (AMI) can qualify for both the City of Jackson $25,000 down payment assistance (DPA) AND the MSHDA $10,000 down payment assistance (shown in Table 2). Additional DPA is also available from the City of Jackson (up to $25,000 in additional funds), but those additional funds are going fast!

Application Checklist
Successful applicants for the 100 Homes Program will complete all steps, as outlined in the 100 Homes Application Checklist (PDF)
Applicants will be moved to the top of the waiting list once all steps have been accomplished and all required documents have been received AND verified by City of Jackson staff.
Please note, the steps are designed to prepare applicants for the mortgage application process, and eventual homeownership. Completion of these steps does not guarantee that an applicant will be approved for a mortgage, and completion does not guarantee that a home will be available for purchase via this program.
